ANIMALS
1. Animals are household pets. Animals, their food and water containers,
litter boxes, (in the case of cats) must remain in the house, patio or balcony.
Animals may not be staked or tied up in common areas at any time.
2. Dogs must be kept on a leash and controlled by a capable person at
all times when outside of the units, and must be restrained so as to neither
create a nuisance or pose a threat to pedestrians. Cats are not allowed to roam
the common areas unattended.
3. Pet owners must always clean up after their pets and MUST
pick up animal defecation immediately.
Pet owners should carry “pooper scoopers” or other appropriate devices for the
immediate removal of animal defecation. Litter boxes kept on balconies and
patios should be kept clean so as not to attract pests or cause unwanted odors.
Animal waste must also be picked up from owners backyards as not to attract
pests or to cause odors.
4. Animals are not permitted in the pool area at any time.
5. Residents must ensure that their pets do not disturb other units. Excessive
pet noise will not be tolerated.
6. Owners are financially responsible for any damage their pets do to
landscaping or other common areas.
7. Homeowners must comply with all governmental laws and regulations
regarding types of animals that can be housed in residential areas, and animal
maintenance and control. All complaints concerning pets should be made in
writing to the Board for adjudication.
8. The following dog breeds, due to their aggressive nature, are not
permitted on Association property, regardless of size: Pit Bull, Rottweiler,
Doberman, Wolf-Dog hybrids, Burmese, Great Dane, Canary Dog, Karelian Bear Dog,
Stafford/English Bull Terrier, Chows, Mastiff, Akita
Owners/Residents MUST ensure that their pets adhere to all
Cascade Gardens Rules and Regulations as well as state and local law. The Board may seek the removal of a pet
for repeated violations or complaints. If a dog demonstrates aggressive
behavior and/or is determined to be a liability concern, the Board will request
its immediate removal from the property.
